Foundation

Walls to be 3000 lb. concrete
Floors to be 3000 lb concrete approximately 4”

Shell & Lumber

Exterior walls to be framed with 2x6 Douglas fir 16 oc
Interior walls to be framed with 2x4 Douglas fir 16 oc
Roof sheathing to be ½ plywood
Soffit overhang to be 6 to 12 inches
Floor sheathing to be ¾ T&G decking

Insulation

Walls to be R-20
Ceilings to be R-30
Vapor barrier to be on exterior framed walls
Insulated garage is an upgrade

Roof

Architectural roof shingles with synthetic paper

Ceilings are to be smooth and painted with two coats of white flat latex paint
Walls to be painted with 2 coats of flat latex white paint
Buyer to select (1 color) for each in dining room, master bedroom and front door
Garage Interior Painted is an upgrade
9 foot ceilings first floor, 8 foot ceilings second floor
Basement will be approximately 8 feet, approximately 7 ft under beam

Interior trim

Trim to be stafford & 5 ¼ neck base molding
Interior doors to be 6 panel molded doors with smooth finish
All interior doors to receive Schlage “Plymouth” privacy set or passage lockset brushed nickel
All interior trim and doors to receive 2 coats of white latex satin paint
Chair rail, panel molding and crown molding in dining room
Tray ceiling in dining room and master bedroom

Fabu Wood Hallmark cabinets and bathroom vanities $13,000 allowance including installation
Cabinet knobs & pulls supplied by buyer and installed by builder

Granite from our supplier $39 sqft
Kitchen Granite Overhangs are an upgrade
Fireplace Granite Surround and Threshold is extra
Master Bath Shower Granite Bench and Threshold is an upgrade

Floor covering

Ceramic or porcelain tiles in all bathrooms, laundry room, kitchen back splash and tile shower in master bath
Tile allowance is $3 square foot for materials including grout
#1 common Red oak 3 ¼ installed in kitchen, dining room, family room, living room, foyer and second floor hallway
Carpeting allowance for all bedrooms and bedroom closets is $16 square yard installed, includes pad

Plumbing

Water supply will be Pex
Waste and vents will be ABS
Two exterior frost free faucets
American Standard fixtures Brushed Nickel

Passive Radon system installed – Inline radon fan if needed is an upgrade

400 foot Well with 20 feet of well casing and ½ horsepower pump – over 400 feet deep and more than 20 feet of casing – extra cost

Rake and seed both sides of house 20 feet
